A Strata Property Manager (SPM) handles the building's ongoing operations and complies with British Columbia Financial Services Authority (BCFSA) regulations around governance, finances, and administration. An Owner's Representative (OR) is brought on specifically for the technical delivery of a capital project — reading engineering scope, running site meetings, and verifying invoices against actual progress. Most SPMs will tell you directly that a project of any size needs an OR alongside them, not instead of them.

Pre-construction work — feasibility review, report translation, RFP management — is billed hourly, typically $100 to $200+ per hour depending on complexity. Once a project moves into active construction, Solihull shifts to a fixed monthly retainer, typically $3,000 to $8,000+ per month, scoped to the size and duration of the job. You'll see the exact number before anything is signed.
